CALTECH DISTRESSED FUND

Caltech Distressed Fund was created to take advantage of the current distressed residential home buyer's market. The Fund is designed primarily to purchase selected foreclosed houses and REO houses from lenders for cash.

The fund may purchase redeemable tax deed houses from county treasurers and deed acquired houses from various federal and state government agencies. Caltech is the Managing Member of this Fund, will purchase houses/properties that are expected to produce rental incomes to the Fund of 10% to 20% per year and/or profits to the Fund of 20% to 40% per disposition.

The Fund intends to purchase foreclosed houses in South California, Oregon and Arizona from lenders, short sales, MLS listings and government agencies. Most purchased houses need some renovation before they can be rented or listed for sale. The Fund expects to rent many of the renovated houses and list the balance of them for sale.
